Engineer Seal
Decision Tool

Read Any Seal in Two Minutes — The Instrument Check

Every sealed set presents its seal in one of these states. Find your row: what the instrument in front of you actually establishes, and what to do next.

Your positionThe verdict
"The name and number inside the seal resolve — we ran the board lookup ourselves: active, right state, right discipline — the signature and date are present, and the set calls itself final."The instrument reads valid. This is the system working as designed. Keep the lookup result with the project file; if the set revises, confirm the resubmittal comes back re-sealed and re-dated by the same licensee.
"The seal looks complete, but we haven't run the number yet."Five minutes from knowing. Form is one element of six, and the cheapest check is the decisive one. Run the board lookup now — before the set goes to the permit office, not after it comes back.
"The seal has no signature, though our state's rule requires one — or no date we can find."A form defect — send it back. Signature and date are elements, not decorations. A compliant issuer corrects this immediately and without argument; resistance to correcting it is information about everything else.
"The name inside the seal resolves to a licensee in a different state than our project."The wrong instrument. The seal may be genuine at home; here it certifies nothing, and submitting the set invites a rejection with a licensure question attached. The job needs a licensee of your project's state.
"The pages say 'preliminary' or 'not for construction' — but there's a seal on the title sheet."A status conflict — stop. Either the seal was laid over draft work, or the status marking is stale. Both readings are bad, and the permit office will choose the worse one. Get the issuer's answer in writing before anything is submitted.
"It's a digital set and the 'signature' is a picture pasted into the PDF."Not a digital signature. A compliant digital seal validates: signer identity, sole control, document integrity. A pasted image validates nothing and proves nothing. Ask the issuer how the signature is created and how you validate it — and grade the answer.
"Sheets were revised after the seal date, and the seal was never re-applied."A stale certification. The seal covers the revision that existed on its date. Post-seal changes travel under the licensee's hand — re-checked, re-sealed, re-dated — or they travel outside the certification, which means the permit office is reviewing documents nobody certified.
"One stamp appears on every discipline's sheets — structural, MEP, civil, all the same name."The bundle defect. No license covers every discipline; one seal across a multi-discipline set means at least some sheets are sealed outside the licensee's discipline. Ask for the seal map — per discipline, whose seal — before the set moves.

Then, the Checklist

Whichever row you landed on, the next job starts with the same requirements: the sealed-set checklist — collected once, before the set goes anywhere.

Who Publishes This Directory

Published by Apex Grid Engineering PLLC. The firms evaluated and listed on this site today are the publisher's own family of brands — this is an affiliated directory, not a neutral referee. The methodology below is the standard any engineering firm can be measured against, and it is the standard we hold our own firms to in public. Presentation order on this site is the publisher's choice and an experiment in what helps buyers decide — it is not an objective quality verdict, and no firm pays for placement. Coverage claims are limited to licensure the operator's bench actually holds, stated per state. No reviews, ratings, or project claims are published for any firm unless they can be documented — this site explains what an engineer seal is and how to read one; it publishes the publisher's methodology assessments and does not publish customer reviews, and you will find none invented here.
